Q. How much does your apartment search service cost?
A. Our service is 100% FREE. We are compensated by the apartment communities who pay us from their marketing and advertising budgets after we find the perfect place for you. The rent you pay and specials you recieve is the same whether or not you use our free service.
Q. Why should I use your service to find my new apartment as opposed to looking for apartments on my own?
A. Searching for a new apartment in Austin, Texas, Cedar Park, Texas, Leander, Texas, Round Rock, Texas, Georgetown, Texas, or Pflugerville, Texas can be very time consuming and a lot of hard work. Many times it requires taking time off from work and/or spending your weekends searching. We can save you valuable time by using our extensive computer data base of all the apartments in town.. Simply tell us exactly what you would like in an apartment home and in what area you wish to live, and with that criteria, we'll find only those apartments that meet your specific requirements. We can advise you on all aspects of your search. We know about unique apartment floor plans, roommate plans, extra closet space, amenities, whether the apartments offer gas or electric cooking, garages, short-term leases & ASAP move-ins. We also know what apartment properties are pre-leasing, offering waiting lists, on the UT Shuttle, near bus lines and which apartment communities accept pets including big dogs.
In addition, many , Austin, Texas apartment properties are offering some GREAT specials. We stay in contact with these apartment communities every week to learn of their latest rates and move-in specials. Some of these specials will be in the form of free rent. It is not uncommon for certain Austin, Texas apartment communities to offer you from one to three months free rent. They may choose to give you free rent "up front", meaning you will not pay anything for the first month (or three!). Other apartment properties may choose to "pro-rate" your free rent throughout the term of your lease, thereby lowering your monthly rent considerably.
Some Austin, Texas apartment communities may offer additional incentives if you lease on your first visit or within a specified amount of time. These may include free rent, rent reduction, deposit reduction, or they may waive the deposit and/or application fee. We can advise you on the best ways to take advantage of these apartment specials.
Other rent discounts may apply if you work for a major employer. Some apartment communities have a list of select companies that will qualify, while other apartment communities may qualify based on the number of employees your company has. We will save you time & money. Most of our satisfied customers spend only a couple of hours before finding that "perfect place".
Q. Do you have duplexes, condos & townhomes in addition to apartments in Austin, Texas?
A. Yes! We have duplexes condo's and Townhomes! Most townhomes and condos are not individually owned units. They are within other communities. The advantage for you is that these communities are managed by established management companies. Your deposit is usually much lower ($100 +). Individually owned townhomes or condos generally require a deposit equal to one month's rent or they may even require first and last month's rent up front. Also, repairs and routine maintenance are generally completed in a more timely manner because of the full-time, on-site staffs.
Q. Do I have to make an appointment to visit your office, or can I just get a list of properties to visit on my own?
A. Some apartment locating companies may give you a list of apartments for you to visit on your own. However, they will only provide you with a list that includes a very small percentage of available apartments, which will greatly limit your options. While almost all Austin, Texas apartment communities pay licensed agents a commission to lease their apartments, the vast majority will only pay a commission if the agent escorts you to the property on your first visit. There are some apartment communities that will allow us to simply send you and we are more than happy to do that. Part of our service to you is for us to meet either at the office or at one of the apartment communities and provide you with our knowledge and experience to assist you in making an informed decision on leasing your new apartment home. If someone wants to help you search for an apartment by just giving you a list of places to visit on your own, remember that there are many more places out there that they are not telling you about... even though one of those might be the perfect place for you!
Q. What about pets?
A. Most Austin, Texas apartments will allow pets. Deposits will vary depending on the type and size of your pet. On average, pet deposits will start at $300 for a cat or small dog, and increase from there for larger pets. Some apartments offer lower pet deposits. It is standard procedure for a property to retain as much as half of your pet deposit to cover the costs of deodorizing and defleaing your carpet. Many apartment communities may allow the total pet deposit to be paid in monthly installments. We know which apartment communities will allow larger dogs, as well as the so-called "restricted" breeds including Pit Bulls, Rottweilers, Dobermans, Chows, etc.
Q. My credit is not good...will you still be able to help me?
A. YES! While Austin, Texas apartment communities do prefer to see satisfactory credit, rental history, etc., there are always exceptions to every rule. We know where the apartments are that will consider your application, no matter what the situation. During your initial consultation, we'll ask you a few questions regarding your current credit status, previous rental history, background, etc. Remember, that we are here to help you...the more we know about your qualifying circumstances, the better we can assist you in searching for your new apartment home.
Q. What if I have never rented before?
A. No problem! Some Austin, Texas apartments work with first time renters and require nothing extra. Some apartments may simply ask for an additional security deposit or that you have someone "co-sign" for you. In this case, the lease would still be in your name so that you are building your rental history, with the co-signer signing an addendum to "guarantee" the lease. This addendum may be faxed, so your co-signer does not need to be present to sign. He or she will need to qualify under rental qualification guidelines for co-signers, which may vary depending on the apartment community. In general, they must have satisfactory credit, successful rental history or home ownership, and a gross monthly income equal to 4-6 times the amount of your monthly rent.
